The program for TBA Credit Union’s new regional headquarters included requirements for a three-story building, with a third floor open-air balcony to take advantage of views to the west arm of Grand Traverse Bay.
Also included was an 80 person training room, board room facilities, staff break room, and a credit union branch with covered drive-through service.  The owner wanted to strengthen their rustic, up-north brand with the use of stone and timber/log accents.

Cornwell Architects was responsible for assisting the design-build contractor with a conditional re-zoning through the City of Traverse City Planning Department and City Commission, as well as MDOT approvals for new curb cuts and site entrances.  In addition to assisting with zoning approval, Cornwell Architects was responsible for site layout, building design, owner programming, structural engineering (produced by consultant), bid documents, processing construction submittals, and construction administration/observation.
